Buying a Home in Houston
Don’t just find a home.
Make the right deal.
Finding the property is only one part of buying well. I help buyers understand the market, evaluate the home, structure the offer, negotiate the transaction and consider the financing together so each decision supports the larger goal.
Buyer Strategy
Start with what you’re trying to accomplish.
A productive home search starts before we open the first door. Location, lifestyle, commute, schools, lot size, home condition, future plans, monthly payment and cash requirements can all influence which property actually makes sense.
Once the priorities are clear, we can search more intelligently and spend our time evaluating homes that have a realistic chance of being the right fit.
The best house isn’t always the best purchase.
Two similar homes can represent very different opportunities. Condition, seller motivation, competing inventory, taxes, insurance, financing, future development and resale position can all affect the decision. My job is to help you see those differences before you commit.
Houston Home Search
See what’s actually on the market.
Search current Houston MLS inventory through my HAR Home Finder. You can explore homes throughout Greater Houston by location, price and property characteristics.

Start with current MLS inventory. When you find something interesting, send it to me and we’ll evaluate it together.
The Buying Process
A better search starts with a better process.
The objective is not to make the process complicated. It’s to make sure the important decisions happen at the right time and with the right information.
Define the Target
Establish location, price range, lifestyle priorities, timing and the characteristics that actually matter.
Understand the Market
Review inventory, recent sales, competition and market behavior before deciding how aggressively to proceed.
Find Opportunities
Search MLS inventory, established neighborhoods, new construction and other relevant opportunities.
Evaluate the Property
Look beyond finishes and staging to value, condition, location, lot, taxes and potential resale position.
Structure the Offer
Use price, terms, timing and available leverage to create an offer appropriate for the specific situation.
Negotiate
Understand what matters to the seller and use the entire contract, not only price, to pursue the objective.
Inspect & Verify
Use the inspection, appraisal and due diligence period to better understand what you’re actually purchasing.
Close
Coordinate the remaining real estate and financing pieces so the transaction reaches the finish line.
Property Evaluation
Look past the asking price.
The list price tells us what the seller is asking. It doesn’t necessarily tell us what the property is worth, what it will cost to own or how it compares with the alternatives.
Market Value
Recent comparable sales, active competition, market velocity and property-specific characteristics help establish a reasonable value range.
Property Position
Lot, location, condition, updates, floor plan, surrounding properties and future development can influence both enjoyment and resale.
Cost of Ownership
Taxes, insurance, HOA obligations, maintenance and financing can materially change the real cost of owning two otherwise similarly priced homes.
Negotiation
Price is only one lever.
Sellers evaluate more than the number at the top of the contract. Financing, option periods, closing date, contingencies, seller contributions and confidence that the buyer can actually close can all influence an offer.
Offer Strategy
Structure the offer around the situation.
There isn’t one correct way to write an offer. A home that has been sitting for months requires a different approach from a newly listed property with multiple interested buyers.
Before we write, I want to understand the property’s history, current competition, seller position and your priorities. Then we decide where to push and where flexibility may improve our negotiating position.
Real Estate + Mortgage
What does the home actually cost you?
Purchase price matters, but it isn’t the only variable. Financing structure can change the monthly payment, cash requirement and overall economics of a transaction.
Because I also work in mortgage finance, I can help clients who choose to use me for financing evaluate the real estate and mortgage sides together, with one point of contact throughout the transaction.
Compare the entire transaction.
Instead of looking only at the sales price or advertised interest rate, we can evaluate the variables that actually determine what the purchase means financially.
New Construction
Considering a builder?
Houston’s growth corridors offer an enormous selection of new homes. The challenge is comparing communities, builders, lots, incentives and financing rather than simply choosing the model home you like best.
Bring your own representation.
The builder’s sales professional represents the builder. I can work with that sales team while representing your interests and helping you evaluate the complete opportunity.
Need to sell before you buy?
A move-up transaction creates a different set of questions. How much equity will be available? Should the existing home sell first? How do we manage timing? How does the next purchase affect financing? Those decisions should be planned together rather than handled as two unrelated transactions.
Buy + Sell
Coordinate the entire move.
If your next purchase depends on selling your current home, we’ll build a strategy around both properties. That allows us to consider equity, timing, financing and negotiating leverage before either transaction gets too far ahead of the other.
