Houston New Construction

Find the right community.
Then find the right home.

From Magnolia and Montgomery to Bridgeland, Katy and Fulshear, Houston’s growth corridors offer an extraordinary range of new homes. I help buyers compare communities, builders, lots, incentives and financing before making the decision.

New Home Strategy

The community matters as much as the house.

New construction is not one market. Houston’s master-planned communities differ significantly in location, builders, lot sizes, amenities, tax structure, development stage and price point. The first decision is often determining which community best fits the way you want to live.

Builder representation is not buyer representation.

The sales professional in the model home works for the builder. That’s exactly what they should do. My role is different: helping you evaluate the property and transaction from the buyer’s side while working constructively with the builder’s sales team to get the deal done.

Where Houston Is Growing

Follow the growth.

My new-construction focus follows Houston’s strongest northern, northwestern and western growth corridors, particularly communities offering higher-end production, semi-custom and custom homes.

01

Magnolia

Major new communities, acreage and expanding higher-end residential development.

02

Montgomery

Master-planned communities, larger homesites and access to the Lake Conroe lifestyle.

03

Cypress & Hockley

Bridgeland and the rapidly developing Grand Parkway and northwest Houston corridor.

04

Katy & Fulshear

Some of Houston’s most active master-planned communities and premium new-home opportunities.

Communities To Watch

Houston’s next generation of communities.

I focus particularly on communities that still have meaningful development ahead of them. That gives buyers access to newer homes and expanding amenities while making the community’s long-term development plan an important part of the decision.

Buyer Representation

Model homes are designed to sell homes.

Builder salespeople can be excellent resources and important partners in a successful transaction. But their responsibility is to the builder. Having your own representation gives you someone focused on how the purchase fits your objectives.

01

Compare Communities

Evaluate location, amenities, tax structure, development stage and long-term plans.

02

Compare Builders

Evaluate competing builders, floor plans, inventory, pricing and incentives.

03

Evaluate the Lot

Consider lot premiums, orientation, neighboring uses and potential resale implications.

04

Understand Incentives

Compare price reductions, closing-cost incentives, upgrades and financing offers based on their actual economic value.

Builder Relationships

Know the builders.

Relationships with builder sales teams and firsthand knowledge of their communities can make the search considerably more efficient. I continue to build relationships throughout Houston’s major new-home markets.

A builder incentive isn’t automatically the best financing.

Builder-affiliated financing can sometimes provide substantial incentives. The useful question is what those incentives are actually worth compared with the complete financing structure available to you.

Real Estate + Mortgage

Compare the entire deal.

My background in both real estate and mortgage finance allows us to compare price, incentives, interest rate, payment, closing costs and cash requirements together rather than evaluating each piece in isolation.

Before You Visit the Model

Tell me what you’re looking for.

Whether you’re already considering a specific builder or you’re just beginning to explore Houston new construction, tell me your preferred areas, price range and priorities. I’ll help you narrow the field before you spend weekends walking through model homes.
