Conroe, Texas | North Houston

Homes for sale in
Conroe, Texas.

Conroe offers one of the broadest residential markets north of Houston, from established neighborhoods and new master-planned communities to acreage, custom homes and properties near Lake Conroe. The right search starts by deciding which version of Conroe fits the way you want to live.

Conroe Real Estate

More than one kind of market.

Conroe stretches across a large and varied part of Montgomery County. A buyer looking near I-45 and The Woodlands is shopping a fundamentally different market from someone seeking waterfront property, several acres or a newer master-planned community.

That variety creates opportunity, but it also makes broad citywide comparisons less useful. Location, community, tax structure, lot characteristics, construction and access can matter as much as the Conroe mailing address.

Start with the lifestyle, not the ZIP code.

Do you want convenient access to The Woodlands and I-45, a master-planned community, more land, a custom home, Lake Conroe proximity or an established neighborhood? Defining that first makes the search dramatically more useful.

Ways to Live in Conroe

Different properties. Different priorities.

Conroe’s size gives buyers access to housing types and settings that would be difficult to combine within a smaller Houston submarket.

01

Master-Planned Living

Newer communities offer amenities, trails, community facilities and a wide range of builder inventory.

02

Lake Conroe

Waterfront, water-access and lake-oriented properties create a distinct lifestyle and property-evaluation process.

03

Acreage

Larger tracts and homesites provide opportunities for privacy, workshops, animals and more flexible land use.

04

Luxury + Custom

Larger homes, custom construction and premium properties appear throughout the Conroe and Lake Conroe markets.

05

Established Conroe

Mature neighborhoods can offer larger lots, established trees and a different value proposition from new development.

06

New Construction

Continued development gives buyers meaningful choices among builders, lot sizes, incentives and communities.

Understanding Conroe

Where you buy changes the deal.

A Conroe search should be divided into meaningful submarkets. Proximity to I-45, The Woodlands, Lake Conroe and major development corridors can materially change both lifestyle and property values.

For buyers at higher price points, that becomes even more important because acreage, waterfront, custom construction and premium master-planned inventory do not compete on the same criteria.

South Conroe

Near The Woodlands

Communities along the southern Conroe corridor can provide convenient access to The Woodlands employment, medical, shopping and entertainment destinations.

West Conroe

Lake Conroe Corridor

The western market introduces lake access, waterfront property, golf communities, larger homes and a different recreational lifestyle.

Conroe Area

Acreage + Custom Homes

Properties outside conventional subdivisions can provide larger tracts, workshops, privacy and custom improvements, but require more property-specific due diligence.

Growth Corridors

New Communities

Master-planned development continues to expand the available housing stock and creates opportunities to compare builders, inventory homes and resale properties.

Conroe New Construction

A major part of the market.

New construction is not a niche in Conroe. Large communities and multiple builders create significant competition for both new-home buyers and resale sellers.

When comparing builder inventory, I want to look beyond the advertised price at lot premiums, incentives, financing, upgrade packages, tax rates, HOA obligations and how the finished home is likely to compete as a future resale.

Grand Central Park

A major master-planned community near I-45 and Loop 336 with extensive preserved natural areas, trails, amenities, retail access and housing ranging from mainstream new construction into luxury price points.

ARTAVIA

A large master-planned community east of I-45 with multiple builders, a broad range of homesites and a lifestyle centered around community amenities, trails and outdoor spaces.

Other Conroe Development

New construction extends well beyond the largest named communities. Builder incentives, tax structures and available inventory should be compared property by property.

Property Evaluation

Land changes the analysis.

As properties become larger or more rural, the conventional subdivision checklist becomes less useful. Improvements, utilities, access, restrictions and the physical characteristics of the land become increasingly important.

Lake-area properties introduce another set of considerations, including the specific relationship to the water, neighborhood characteristics and improvements that may not be captured well by broad automated valuations.

What should we examine?

Lot size, deed restrictions, utilities, septic or sewer, water source, drainage, floodplain, road access, outbuildings, workshops, pools, waterfront characteristics, construction quality, tax structure and surrounding development can all affect value and future marketability.

Buying in Conroe

Build the search around the objective.

Searching every property labeled Conroe can quickly become noise. A more useful search starts with the characteristics that would actually cause you to buy.

Once we establish location, budget, lot size, home style, commute requirements and whether you prefer resale or new construction, we can narrow the market considerably.

Looking around $700K and above?

Tell me whether your priority is acreage, waterfront, a pool, newer construction, custom quality, a larger lot, proximity to The Woodlands or a specific Conroe community. I’ll build the search around those requirements instead of sending a generic citywide list.

Selling in Conroe

Know what your buyer is comparing.

Conroe sellers can face competition from both resale homes and aggressive builder inventory. For acreage, custom and lake-oriented properties, the comparable set may be even more specialized.

Pricing and marketing should account for the alternatives a buyer sees at the same budget, not simply the most recent sale inside the subdivision.

What is your Conroe property worth?

I’ll evaluate recent sales, active competition, new construction, lot characteristics, improvements, location and the features that distinguish the property before recommending a pricing and marketing strategy.
